Property law is undergoing a major change, with several reforms expected to change the property market across 2025 and 2026.
One of the biggest developments is the Renters’ Rights Act, which will introduce major changes to the private rental sector. From 1 May 2026, Section 21 “no-fault” evictions will be abolished and assured shorthold tenancies will be replaced with open-ended periodic tenancies, giving tenants greater security while requiring landlords to provide a valid reason to regain possession.
Other proposed reforms include leasehold changes aimed at strengthening leaseholder rights, a potential ban on upwards-only rent review clauses in commercial leases, and ongoing updates to building safety regulations following the Building Safety Act.
As these reforms continue to roll out, they are likely to have a significant impact on landlords, tenants, developers and property professionals across England and Wales.
